Quality affordable rental apartments, and a good investment %)
It was nice to get a tour of Simplicity Living's Reiputa Apartments, Mt Wellington development recently. I saw it earlier in construction, then a part finished shell, and was impressed to see the nearly finished project. Most of the buildings are finished, the development is more than half occupied and remaining rentals are progressing rapidly.
It is part of Simplicity's investment portfolio: as builder, owner, and operator of rental apartments. As a Simplicity Kiwisaver, 'Investment Fund' and dedicated 'Homes & Income Fund' investor, think I saw the brick I own 😄

Simplicity Living Productivity Hub | Open-sourced intellectual property
The earlier visit, in late 2024, was to see the Simplicity Living Productivity Hub (now at their Waiatarua Ascot Ave, Remuera site next to Ellerslie Racecourse). This is part of an industry initiative Simplicity have to share the design and construction methodology they use to deliver their developments.
Smart design choices, efficient construction & logistics, and procurement methods are enabling a combination of high-quality good value buildings.
Having seen the beginning and this finished development it is apparent that effort, care and attention yields results that are more than skin deep.
It's great that this is delivering much needed housing and improving the industry as a whole.
“We’re opening this [Productivity Hub] to try to explain how there’s a faster, better, cheaper way to build medium and high-density residential and we can share our intellectual property so that others can pick it up for housing quality and volumes. We might be able to help others get their feasibility to work.
